Designing property for development requires knowing who the potential buyers to programming their needs into the homes. The flow and layout needs to attractive to various types of people; young families, urban couples who entertain, sporty couples working from home who want to spend little time tending to their garden and those who love a vegetable patch on their deck combined with a bbq.
The design has to elegant, classical yet contemporary and timeless.
Every space needs a reception area once you enter a home. In the Ottawa property, located a block away from the Governor General’s home was an existing structure in dire need to an upgrade and redesign. We created a "receiving area" with new coat storage combined with cubby holes for winter clothing, keys and mail. The kitchen was redesigned, expanded and combined with new laundry and heating space to maximized the living area while still allowing ample access to the utilities. Environmental fabrics and materials were used throughout such as bamboo flooring and slate with under floor heating in the washrooms. Walk-in closets were introduced to the bedrooms with lighting and custom designed hardware. The kitchen had a central bar area incorporated for quick meals and socializing with the chef, while the dinning room/living room had a more relaxed feel for entertaining friends and family.
